How We Increased a Funchal Apartment's Income by 34%
An owner of a two-bedroom apartment in central Funchal had been managing his own listing for about two years, with decent but below-potential results. When we took over management, we identified three areas with clear room for improvement.
The diagnosis
The price was fixed year-round, with no seasonal adjustment at all. The photos were over three years old and didn’t reflect small improvements already made to the apartment. And the listing was only present on one platform, limiting its visibility.
The changes made
We introduced dynamic pricing, adjusted weekly to demand in the area. We did a new photoshoot in natural light, highlighting the partial sea view the apartment has. And we expanded the listing to two more platforms, keeping calendars synced to avoid double bookings.
The result
Over the following six months, average monthly income rose 34% compared to the same period the previous year, with occupancy climbing from around 60% to close to 80% in the highest-demand months.
The main lesson
None of these changes alone would have had such a big impact.
